On July 12, in Kaliningrad, a presentation of the master-plan of Oktyabrsky Island took place. Parks, a sports cluster will appear on its territory, and residential buildings will be quarterly and well-proportioned to humans.
A master-plan is a tool for predicting the stages of territory development and effective resource planning. It is compiled in a form understandable to residents, the business community and regional authorities.
Based on the Oktyabrsky Island master-plan, multifunctional development concepts, a sports park around the Kaliningrad stadium, a central park and a landscape ecopark, as well as transport infrastructure, landscape, engineering systems, sustainable development principles, lighting and other aspects have been developed.
The British Bureau “LDA Design” in a consortium with the Russian “MAP Architects” and the British “WSP” has developed the key design solutions of the master-plan and the concept of the sports cluster.
“LDA” formulated ten key ideas of the master-plan: restoring the green ring of the city, activating spaces near the water, a unique landscape ecopark, thoughtful residential development, new centers of gravity, architectural objects, developed public transport, city-wide central park, updated embankments and the creation of new connections. ”MAP Architects” has been responsible for the architecture, and ”WSP” has been responsible for transport, sustainable development and smart technologies.
According to the developed concept, the island will become a place with a high quality of life for all residents of the city. Its territory will be convenient for citizens with a different rhythm of life. The western part of the island will be focused on those who lead a more active and rich lifestyle — residents will have quick access to all necessary functions. Residential development in this part of the island will be blocks with quiet courtyards and active external streets. For people who appreciate a more relaxed rhythm of life surrounded by nature, the eastern part of the island is designed, on which apartment buildings will be inscribed in the natural landscape and surrounded by water.
In order to implement the master-plan will need to develop a project plan of the island and make changes to the planning documentation.
